Valuations of Tourist Real Estate (Hotels, Motels, etc) in Greece
Tourism is the most contributing sector for revenues in Greece. Thus, touristic properties, are directly related to the income they can produce for the investor and, as a result, they are valuated by the income method (discounted cash flows). Buildings in this category are also subsidized, in which case this subsidization should also be taken into consideration in the maintainability due diligence check at the same time with the method of depreciated replacement cost (DRC).
